SERVICES OFFERED BY NEWPORT MAINTENANCE STAFF

A Member may utilize the Newport maintenance staff to effect repairs to the interior portions of an apartment between the hours of 9:00 A.M. to 4:00 P.M.: Monday through Friday. A list of repair services provided by the Staff follows. A Member may, of course, utilize the services of outside Contractors to effect such repairs provided such Contractor service is rendered in accordance with the Newport Bylaws, House Rules and building systems and standards.

PLUMBING - Cleaning of clogged drains - parts and labor

PLUMBING - Repair of American Standard, Koehler or Delta faucets only - parts and labor

PLUMBING - Repair of bath and/or shower faucets - parts and labor

PLUMBING - Toilet ballcock repair and dump valve replacement - parts and labor

PLUMBING - Blow-backs of clogged branch piping to main riser - parts and labor - done professionally

PLUMBING - Replacement of kitchen garbage disposal - fixed parts and labor charge

ELECTRICAL - Replacement of light bulbs - parts and labor

ELECTRICAL - Replacement of wall outlets or toggle switches - parts and labor

ELECTRICAL - Repair of Broan bath heaters - parts and labor

ELECTRICAL - Smoke alarm replacement

ELECTRICAL - Mandatory annual replacement of battery in smoke alarm -parts cost only

HEATING/COOLING - Repair and replacement of zone valves - parts only

HEATING/COOLING - Replacement of thermostats - parts only

HEATING/COOLING - Re-calibration of induction units - once a year - no charge

GENERAL - Replacement of Broan kitchen filters - parts and labor

GENERAL - Moving of patio furniture to and from storage - labor

GENERAL - Washing of car with 12 hour notice - fixed labor cost

VALET PARKING - No charge

GENERAL - Handyman services - parts and labor

Parts will be billed at cost and labor will be billed at $15.00 per hour after the first 15 minutes.
